beyond the land contract

I’ve long held that acquisition is only one ingredient in a much larger recipe for development. For each of these efforts, I routinely stepped into roles that spanned environmental studies, cultural resource reviews, stakeholder outreach, and preliminary design coordination. Not because I had to, but because I could—and because I believe that anchoring development in real context requires curiosity and collaboration. These projects demanded adaptability in scope and responsibility, often diverging from the constraints of conventional job titles.

It may be said that the most important attribute to project success (other than landowner relations) is a comprehensive understanding of contracts and the principles of negotiations. Land is acquired with expertise through written agreements under negotiated terms. ...and ruthless editing.

We cultivate meaningful relationships with landowners, community leaders, and regional stakeholders to ensure that every project reflects shared priorities and long-term value. Our approach centers on transparency, responsiveness, and aligning land use decisions with community development goals.

land acquisition: wind, solar, BESS & mineral rights

The projects listed below represent the majority of my work in grid-scale renewable development over the last six years. Collectively, they account for 1,000 MW of generation potential, 125,000 acres secured, and more miles logged than any GPS cares to remember. Each site reflects more than just acquisition—it reflects an evolving ethos around community engagement, technical rigor, and process ownership that challenges the narrow definition of what an “acquisition agent” does.

development overview

This map captures over $56 million in strategic investment and development spanning more than a decade, focused on commercial construction and subdivisions-as-investment. Each project embedded within reflects a unique intersection of opportunity, vision, and operational expertise—from land prospecting and capital sourcing to complex negotiations, due diligence, and owner representation. Together, they represent a living portfolio of real estate development shaped by evolving market forces, stakeholder needs, and regulatory thresholds.

Projects succeed when landowner trust is paired with contractual precision. Land is secured not by chance, but through skillfully negotiated agreements—and ruthless editing

Throughout these initiatives, environmental, social, and cultural considerations weren’t merely acknowledged—they were integral to every phase. Navigating the layered requirements of agencies such as the FDOT, EPA, OSHA, MSHA, and various State and Tribal jurisdictions demanded not only technical rigor but principled negotiation and strategic foresight. These were not static hurdles but dynamic landscapes, informed by the administrative law that underpins them. That legal complexity, rather than hindering progress, served as a framework for measured risk and sustainable outcomes.

purpose-driven development

Ultimately, development has to mean something beyond transactional success. That’s the premise behind each of these undertakings: aligning scale with sensitivity, ambition with awareness. Whether engaging tribal communities, refining siting strategies, or streamlining permitting pathways, this body of work reflects a commitment to doing things fully, and doing them right. Questions, collaboration, and new ideas are always welcome—reach out to GD any time.
