Snapshot:
57 SF Lots on 28 AC and a unique 11-acre commercial space that includes residential units above, seamlessly integrating business and living opportunities. Plus, a build-to-suit mini storage on the adjacent 9 acres.
General Contrtactor:
Completed the installation of all mainline utilities and constructed all roadways leading to the Blue-Top development.
Successfully constructed the first five homes on a speculative basis, establishing a promising foundation for the project.



Owner Representation:
Acted as the general contractor for the Sandpoint Mini Storage Facility on an adjacent nine-acre commercial site.
Collaborated with HUD, USDA, the local housing authority, financial institutions, and the city to ensure that at least 40% of the single-family homes met the Affordability Index standards.
Managed all agency permitting and notification requirements, including coordination with county and municipal authorities, utility providers, and the road department.
Oversaw federal and state Department of Transportation permitting for boring under US HWY 200.
Ensured adherence to all environmental compliance requirements, collaborating with the EPA, USACE, and IDEQ, while also performing our own wetland mitigation.
Handled all building-related permits for speculative homes.
Successfully negotiated every subcontract and multiple complex development agreements.

Take Away
Achieved profitability despite the challenges posed by the 2008 market collapse, attributed to strategic land use expertise that guided site selection, due diligence, property acquisition, and oversight of home construction.
Maintained a perfect inspection record, passing all evaluations from initial compaction and soils tests to the Certificate of Occupancy (COD) on the first home.
