Owner-Rep
Owner was no absentee investor. He brought capital, vision, and an unusual level of personal involvement—down to material selections and site sequencing. My role was to translate that intensity into execution: aligning contractors, managing Fish & Game coordination, and preserving the integrity of the reserve acreage.
The challenge wasn’t just technical—it was relational. Voit’s expectations were exacting, and his patience in holding the land proved prescient.
By prioritizing his long-term goals over short-term sales, we preserved value and delivered a subdivision that matched his original intent.
Initial sale of one lot with a spec home occurred in 2009-2010, with remaining lots held for seven years.
Final sellout achieved in 2016, with the lowest-priced lot closing at $635,000.
The 110-acre site included an 11-lot PUD, with 30 acres preserved as reserve.
Collaborated with Idaho Fish & Game to establish a wildlife corridor.
