Philosophy

  • Desperate times call for disparate members. Hawk Creek was a finish-line sprint—tight clock, clear acreage target, no room for drift. I joined a capable team already in motion, not to steer but to sync. Land work is usually solo, but when you drop into a crew with mixed styles and instincts, it’s not just collaboration—it’s calibration.

  • There’s no single pathway to a deal. But when the stakes are real and the deadline’s not moving, you find out which ones work—and which ones you’ll carry into the next negotiation.

Due Diligence

  • Mapped ownership across two counties and four AOIs, reconciling title inconsistencies and parcel overlaps.

  • Tracked contract thresholds daily to maintain viability—38,000 acres minimum. 

  • Verified wind viability, access, and encumbrances under tight timelines. 

  • Coordinated with legal and GIS teams to flag risks and clear paths to signature.

Negotiation:

  • Entered with 40% of land unsigned and 11 weeks on the clock. Balanced urgency with credibility—no bluff, no drift. 

  • Adapted pitch styles to landowner profiles: legacy, speculative, absentee. 

  • Closed the gap through calibrated outreach, principled follow-up, and tactical pivots.

  • Project cleared viability.

Take Away:

  • Hawk Creek was a pressure test—tight clock, high acreage threshold, no margin for error. We closed the gap through layered due diligence and calibrated negotiation. It delivered.
