Performed detailed zoning analysis, entitlement status, and environmental due diligence (wetlands, endangered species, floodplain) on key landowners (project anchors) beginning 60 days prior to onsite activities to understand bargaining positions and power balance.
Engaged local influencers or community leaders to support credibility and alignment before meeting with landowners, reinforcing developer priorities and shaping early narrative.
Maintained regular communication and consistent messaging with regulators and landowners to bolster reputational currency.
Negotiation:
The Kansas Dirt Farmer

Prepared a marked-up Lease Agreement identifying risk points and contrarian language for first-pass resolution.
Confirmed deed and title accuracy with County and Title before initiating landowner conversations to ensure clarity and credibility from the outset.
